This is more of deli than restaurant.
There is a seating area but not a tipping type of place.
I'm giving 5 star for very cheap price for the quality.
Banh mi buy 2 get 1 free is a really nice deal!
Other deli item is little on the salty side for me. Goes good with alcohol if you do takeout. No alcohol is served here -

This review is only for their BOGO Boba milk tea deal.
Boba quality was decent. Actually soft and chewy but not warm. Milk tea taste ok. Better than some places I've had. Also can't beat the price so I guess it's ok. The cup is a little small though. The drink is on the sweet side so let the ice melt a little.
Only reason for 3 stars is the cleanliness. Saw worker stick her fingers inside the cup when grabbing them. Then proceeded to fill the cup with boba. Never grab the inside of the cup using your fingers!! That's drink making 101. Also tables and chairs very sticky. Gross. I'm surprised this place scored an A. -

Your girl here loves Vietnamese food, especially pho and banh mi, but this place is not the location for it!
I came here with a friend for lunch since we were both craving some banh mi and boba, and this chain restaurant has always been my favorite. I had pleasant experiences at the one in Monterey Park and El Monte so I did not expect this disappointment.
So, I ordered a banh mi and a milk tea with boba (and no ice). The lady was like okay, and she writes that down and I pay. So I'm waiting for my boba milk tea, and she goes and gets that done. She comes back with the plastic cup half fill with milk tea and boba. I give her a look of confusion as it was half empty. She said this is what you wanted in Cantonese, and I was like it's not fill to the top. She said back to me that I wanted no ice, and they only give one cup of milk tea and that is why it is half full. I was speechless for a second and then I ask to add the ice... which she literally "rolled her eyes" and sighed at me before going back to add the ice. This really left me speechless... like is one additional cup of milk tea that expensive or what. And not only that, the obvious rude customer service. She even bad talk me to another worker in Cantonese as if I didn't even understand. Definitely poor manners at this location.
So I got my drink, and proceeded to the table...so whatevers. The area is a bit dirty as people do leave there trays around and there isn't someone that walks around cleaning it after someone leaves. The tables are not seated so you can sit anywhere you want.
The Cantonese ladies calls out that our banh mi is done, and my friend and I go get it. As we are heading to the pick up station... one of the workers open a bag of baguette bread and poured it on the counter. She wasn't careful so we saw one of the baguette bread fall onto the floor. She picks it up, and puts it back on the counter as if nothing happened. When I saw that happen, I prayed to God that the banh mi that they made us wasn't dropped on the ground and picked up.
My friend and I ate it cause like we paid for it, but never again. This place is super unhygienic, and the ladies are super rude and stingy. You are better off going to a better location for banh mi and boba. Save yourself this horrendous experience. -

SO UNSANITARY!
Food is good but god so disgusting!!
I found a bug in my passion fruit lemonade! This wasn't the first time Ive noticed something off.
Last time a lady was making pandan waffles as she sneezed up a storm on her wrist and continued to flip those waffles without gloves. Never ordered those but omg.... step it up!!!
Lastly, I ordered a Banh mi from there and my cilantro had dirt on it.. That so gross to know that non of that stuff is washed!

I love Vietnamese sandwiches, so we stopped by this place. The moment we walked in, we noticed that there was hardly any place to sit since there were so many people inside. It was definitely a rare occasion since I usually see this place a bit empty whenever I pass by. There were so many different types of food on display, honestly everything looked really good. We ordered egg rolls, different sandwiches (can't remember which ones), and Thai tea. The food was served pretty fast despite the large crowd of people. I think it took 15 - 20 min. The food was great and very affordable! The only issue you may encounter is parking. Although they have a large parking space, it gets full, especially in the weekends.
